Leasing & tenant screening

From marketing to move-in.

  • Marketing and tenant screening

    We market your units and pre-screen tenants by phone before setting up a showing. Prospects fill out an application and pay an application fee, then we run thorough checks — including credit, criminal background, recent eviction history, and debt-to-income ratio, which is a very important criterion.

  • Application review and security deposits

    Applications are carefully reviewed by our leasing agents, and the company owners finalize every approval. Once approved, we collect a security deposit by certified check or money order and ensure all terms are clear to the tenant.

  • Move-in preparation

    We prepare the lease and move-in checklist, confirm utilities have been switched into the tenant's name, and collect the first month's rent and deposit. Every lease is reviewed in detail with the tenant before signing — a step most landlords neglect — so they understand their rights and responsibilities.

Day-to-day management & accounting

Reliable rent collection, bill pay, and reporting.

Once we collect the rent, we pay any repair costs for the month, then send your proceeds check along with an accounting statement and copies of any bills for the month.

    We handle monthly rent collection through traditional and online payment methods, so tenants can pay the way that works for them.

    We pay your property's repair and operating costs, then provide detailed accounting statements with copies of every bill for the month.

    At the end of each month we send your proceeds check, accompanied by an itemized accounting statement so you can see exactly where the money went.

Don't worry about it anymore. The team at Precision Management is licensed, insured and bonded, and we can take care of your maintenance requests for you. Our flexible hours mean we're always available to respond to emergencies or day-to-day fixes, so you never have to worry about tenants getting upset about late responses.

We handle any emergency repairs 24 hours a day. We have repair staff and sub-contractors that we have used for years — they all have very competitive rates, are trustworthy, and value our business. We pass on any volume discounts to you, the client.

If an eviction is needed, our attorney partner posts the appropriate notices, attends hearings, and works to process the eviction as quickly as possible for a flat rate. We very rarely have to get to that point, but when it happens, you're covered.
